I wanted to discuss a situation that comes up often: when a homeowner needs to relocate because of work but their home is worth less than what they currently owe. It’s great if you’re coming from unemployment to getting your dream job, but it’s a shame that you have to move to another location. As more people are forced to relocate in order to find better work, or a job that suits their qualifications, this has become a very common occurrence and I am here to help. When this happens, the best option that I would suggest is doing a short sale on your current property. It is completely unnecessary to maintain two homes, so why would you struggle with two different mortgage payments?
What I will do is work with your lender on your behalf, to negotiate a fair market price for your current ‘upside down’ property. That way, you can focus on your new job, and your relocation and not be distracted with having to worry about making ends meet for paying mortgage on two homes. If you are still up to date on your mortgage payments, it makes it more challenging, but we’ll need to be sure your hardship letter is supported by the facts regarding your job relocation and explain to your lender why you need to qualify for a short sale. But there’s always a solution; sometimes, simply letting your lender know that a short sale is necessary in order to not miss any future payments may be all that it takes.
